PmDave: I am looking into getting my own rental property, how much time is it going to take to manage per month?

Wendy Frenzel: Trying to figure out how much time really depends on 1) Time of Year, 2) Where it is located, 3) What your level of comfortably is.

Are you a handy person? Are you not a handy person. Do you want to be at the house all the time showing the home? So there are a lot of variables on how much time it might take. If you get a great resident in there after the initial time to get the home ready - it could take maybe 5 minutes a month. if you have everything in place and the home is in great condition.

If you get a resident in there that calls you for every door knob that’s loose - the neighbors dog is barking to much and you need to go over there. The house is not in good condition - you are going to over there spending a lot more time.

So there are a lot of factors involved with that and there is no good one answer for that.
