I am interested in buying a rental in the Denver so I asked where Dan likes to buy.
PmDave: Where is a good place to buy a rental house in the Denver area?
Dan Daugherty: I think there is a lot of great places in Denver metro area depending how long you want to be in the rental property business.
I have a lot of my stuff (rentals) in south Denver, Highlands Ranch, Centennial, Englewood, even south Denver a lot of great places. 5-points north of Denver is still kind of on the dangerous part of town but they say over the next 5 years that it will be more up and up doing a lot more renovation there.
But I would recommend south Denver depending on if you want a family or if you want kids living in your rental property, by DU (University of Denver) but you will get lots of students there.
Highlands Ranch, Greenwood Village and Centennial are all great places to buy for more of the family type of renter.
Highlands Ranch is actually doing the best in terms of my monthly rent that I am getting for what I got it for. You can get some very inexpensive properties in Highlands Ranch renovate it a little bit and get decent rent, probably around $1,600 to $1,700 a month for a single family house in Highlands Ranch. Those are the places I would recommend.
